Tompkins Builders’ Sovereign Park Project Wins
Project of the Year Award

Tompkins Builders, Inc. won Mid-Atlantic Construction’s Project
of the Year Award in the category of high-rise residential for its
Sovereign Park (1210 Massachusetts Avenue, NW, Washington, DC)
Project. This 233,000-square foot, 13-level, high-end apartment
community has 144-units throughout 13 floors. Amenities include a
fitness center, high-tech Resident E-Lounge, and first class lobby
with a grand piano. The nearly $20 million project, began October
2002 and ended mid-July 2004.
The project was delivered seven weeks ahead of schedule even with
the challenge of working in a tight downtown area and with an
extensive multi-material skin design. The building has only 80 feet
of frontage on L Street and the 100 feet of frontage on the
Massachusetts Avenue side was only accessible during non-rush hours.
Tompkins’ site-specific quality control plan was of critical
importance in managing the modifications to the skin details. This
three-phase inspection process involved (1) the review of project
documents / submittals for featured work, (2) the examination of the
quality of workmanship to detect any omissions or dimensional
errors, and (3) the follow-up testings and examinations to assure
compliance with contract requirements. Tompkins designated a Project
Superintendent to oversee the skin installation on a full-time
basis.
The JBG Companies commended Tompkins for exceeding all
expectations in quality, timeliness, and customer service. The
following is an excerpt from EQR-JBG 12th & Massachusetts, LLC
letter of recommendation written by Kai Reynolds,
"On many occasions, we tour investors and other interested
parties through our jobs. In every case, we would seek one of the
on-site managers, as their job knowledge, concern to detail, and
personal mannerisms were so exceptional that we enjoyed showing them
off. Tompkins really did a fabulous job, and internally, we have
often referred to this job as our “poster child” job."
Weihe Design Group (WDG), the Architect, also thanked Tompkins
for a job well done and characterized the project team as fair and
honest in dealing with the issues, delivering a superior product in
the face of challenges ahead of schedule.
The project team included: Shahab Kamrad, Construction Executive;
Derek Brown, Project Manager; Nick Vangeli, General Superintendent,
Fred Athey, Project Superintendent, George Van Sanford, Project
Engineer. Major subcontractors were: Steele Foundation (shoring and
underpinning); Miller & Long (structural concrete), The Limbach
Group (electrical), Spartan Masonry, and P&P Contractors (Drywall).
Tompkins Builders, Inc., with a 93-year history of success,
proudly served as the general contractor for the construction of
1210 Massachusetts Avenue and is celebrating its one-year
anniversary as a subsidiary of the Turner Construction Company.
